CFL Hainan

We think so Joanne. Prices have skyrocketed in Sanya and Haikou has gotten very pricey in the choice areas also. It only makes sense that Qionghai would be next. Could it be just an accident that the number of developments there went from 1 to 9 in 1 year ? As more Chinese have more disposable income and more leisure in which to enjoy it, and more of them reach retirement age, it only stands to reason that a warm place like Hainan will draw more people to buy houses there. Of course like anywhere in China now it is a longer term investment since you cannot resell property for 5 years. But I would be surprised if prices have not doubled there in that 5 years.

 

Rogerluli, good investment indeed. I'm sure your property will go up in value with each passing year. However, I do want to point something out to you. The vast majority of Chinese people will not be moving to warmer destinations for retirement--as Americans do by flocking to Florida. Chinese people are not mobile people. They stay where they are unless a move is necessary to earn money. Otherwise they stay put. So it's very doubtful that older folks will move to a new city just to retire. The exception to that is if their own children have moved to Hainan to work and they want to live closer to their children during retirement, then they may move to Hainan. Otherwise the parents will remain put.

 

I have been to Haikou once and Sanya four times. I absolutely love Sanya (Yalong Bay area). On the 3rd time there, I looked at some waterfront properties along Sanya Bay and the prices were already up to 8000rmb/square meter. It was too expensive for my tastes already. I wish I had purchased property there the first time I visited Sanya back in 2003.

 

Most of the buying has been by rich Beijing, Shanghai, WenZhou, HK and Taiwan business people, mostly for investment purposes. It has not been for retirement purposes. I think it's only been loaweis who have look into purchasing a condo for retirement purposes. :D

 

The practical problem I have with living in Sanya was getting access to western food and buying western amenities. Also obtaining decent looking, modern, and fashionable furniture to decorate the apartment with. The very last time I went to Sanya (May 2005), they finally opened up the first KFC but there still wasn't even a McDonald's there yet. No Starbucks either. It would be tough to live there unless you really adjust to a local's lifestyle. Staying at the 5 star resorts on Yalong Bay is quite different than really living in Sanya.

 

But I do love Sanya. Just talking about it now makes me want to go back to Sanya and stay at the Sheraton again. It's so gorgeous there! I've been to the Holiday Inn several times to eat. The view from their Cafe is awesome.

 

I think we should have a Great CFL Getaway at Sanya. I'd definitly go! :D

 

 

 

 

 

 

 

 

 

Sorry to have to STRONGLY disagree Lance... :blink: People (Chinese) are buying apartments in Qionghai for retirement. Chinese love to tour their country and as they get to Hainan in the winter they are snapping up a place to vacation and then retire to for part of the year at least. Just like Americans do. The first development we looked at has like 25 buildings...all of them are 6 story...all have elevators...all are 79 or 45 M2...Does this sound like high-end investors from HK kind of stuff to you... The development we bought in in Qionghai consists of 19 buildings, right now there are only 6 completed and 3 more almost finished. Every 2nd - 4th floor apartment is sold. Only 1st and 5th and 6th floors remain. There is only 1 other western couple that we were told about...Is Sanya very different? Of course...Is it very overpriced? of course...Will people be taking a bath there some day...maybe...Do I give a rat's ass about having a STARBUCKS or not...hold on while I slit my wrists...NO STARBUCKS YAAAYYY!!! We saw very nice furniture stores in Haikou...plenty good enough for our simple needs... :D :D

Seems you told me a story Roggie!!!

We made plans to go and visit Hainan before returning to the States.

 

I had my wife to ask if it was OK for a real Texican to travel and visit

and this ladys reply was SURE we love Texans and there money.

Seems they know a lot about Texas Beef and its good taste.

 

Since the price of our Condo in "Chongqing" has gone up in value over the

past few years. We may sell it and buy somewhere else.

We will keep our apartment here.

 

Im just wondering it this one horse town of Hainan is big enough for a

ChezWinConsiner and a REAL Texan?? I would hate to have a Chinese type

replay of the "Shoot out in Dodge City" Remember the good guy always wins!!!

 

Don't worry folks I will tell y'all if Rog, Roger, Roggie told us

I have not been to Qionghai before, so I may be wrong but it's very uncharacteristic of Chinese people to move for retirement. Chinese people like to be around their famly and friends. They don't just move to warmer climate for retirement. The next time you're in China--in any city--I'd love for you to ask Chinese people you meet if they would purchase a home in Hainan for retirement. (Don't ask this in Hainan of course.) I would be very surprised if you come back and say they all wanted to move for retirement. There are many things that are just culturally different between the Chinese and Americans, and retiring to a strange new city is one of them. Is it possible that Qionghai is becoming the retirement capital of China? Yes. But that would certainly signal a very big departure from the past.

 

The small size of the apartments you mention in Qionghai does sound like they are targeted towards locals of more moderate means but then Qionghai is not Sanya either. If Qionghai becomes the next Sanya, then I'm sure you'll start to see aparmtents with 150-300 square meters.

 

All this is besides the point. I agree that you've made a nice investment. The price of housing is going up everywhere in China, so Qionghai would be no different. Best wishes with trying to find a dishwasher and dryer in Qionghai. :D

If you go through all the Hainan listings as we did from every possible source you'll discover that there are many developments in Sanya as well that feature very small apartments. Obviously these are meant for winter vacation destinations or winter retirement homes. As Chinese have become more mobile, and they certainly have in order to find the best jobs. Those cast in stone committments to the hometown are not so strong. My wife has lived in several different parts of China and many others as well have followed similar paths. Why is it total insanity traveling in China around the holidays if it is not all of those people who now live somewhere else returning to their home turf?

My wife has been complaining about the cold in Shanghai and we are going off to San Ya for a month. I will try check out the area to see if I can buy something while there.

homes/apartments/condos, dryer, and a flat screen, etc.

Also its fair to say Roggie you and I are stupid for buyin more than one place for retirement in China........

Do you think we should have ask the experts first?

Each time I read your posts about "experts" I can see the jealousy just oozing out. I think I've read about 100 posts from you quoting "experts". It's nice to be so envied.

 

I will still maintain that the vast majority of Chinese people do not buy retirement homes. If 10% does and 90% doesn't, my statements clearly hold up.

More good news for Hainan folk... :o

A rail line is being constructed along the East Coast of Hainan to connect Haikou in the North to Sanya in the South. Scheduled to be completed in 2010 it will allow passengers to make the trip in 80 minutes, down from the current 3 1/2 hour freeway trip. There will be 14 stops along the 302 km route, including our town of Qionghai. So we will be 20 minutes away from Haikou for shopping or the airport for the 90 minute flight to Yunnan or 60 minutes from Sanya for a day at the beach... :ph34r: And you all know how much Chinese women like lying on the beach all day getting DARK...

While in Shenzhen some friends took us to the beach about 11pm..........there were hundreds of people in the water.

 

I thought this was really strange and so very different from the US beaches, but you just explained it.

 

 

:o And you all know how much Chinese women like lying on the beach all day getting DARK...

 

Just check the skin of say a 40 y/o Chinese woman and a 40 y/o American woman who got fried every year... :ph34r:

My SO bought her house a while back in China. She said she paid a sales tax but she doesn't have to pay any more tax forever on the home. Is it the same in Hainan???

Currently...there are NO real estate taxes on urban houses in China... :D
